Иностранные граждане, которые не работают в Турции, инвестируют в недвижимость в Турции в пределах и суммах, определенных в соответствии с решением Президиума, а также их супруги и дети в возрасте до 18 лет могут получить турецкое гражданство. Согласно последним правилам, принятым в 2018 году, иностранные граждане, которые приобрели недвижимость (жилую или нежилую) стоимостью не менее 250 000 долларов США , а также их супруги и дети в возрасте до 18 лет могут подать заявление на получение турецкого гражданства. Ограничений по количеству приобретаемой недвижимости нет. В результате осуществления необходимых инвестиций и сбора соответствующих документов заявка на получение турецкого гражданства за инвестиции в недвижимость подается в Главное управление по делам населения и гражданства при Министерстве внутренних дел Турции.

Для получения турецкого гражданства путем покупки недвижимости сначала необходимо зарегистрировать недвижимое имущество на сумму не менее 250 000 долларов или эквивалент другой иностранной валюты в турецких лирах. У нотариуса должен быть составлен контракт с пометкой о запрете отторжения на 3 года.  Следует принять во внимание, что передача или отказ от собственности не может быть произведен в течение определенного периода времени.

Правовые ограничения

Турецкая Республика дает право на получения гражданства за покупку недвижимости гражданам 185 стран при условии,  что они соблюдают следующие правовые ограничения:

Иностранные граждане могут приобретать недвижимость до десяти процентов (10%) от площади района. В случае необходимости Совет министров имеет право удвоить этот лимит (20%).
Иностранный гражданин может приобрести до 30 гектаров (300 000 квадратных метров) недвижимости на всей территории Турецкой Республики. При необходимости Совет министров имеет право удвоить этот лимит (60 га).
Рассматриваемая недвижимость не должна находиться в военной или ограниченной зоне.

Оплата 

Обязательным является предъявление квитанции по всем транзакциям. Поэтому важно чтобы сделка проводилась через банки. Подтвержденная банком банковская квитанция, указывающая, что соответствующая сумма была внесена покупателем на счет продавца, предоставляется во время подачи заявки.  Следует отметить следующее: дата квитанции должна быть раньше нотариального оформления контракта или не позднее дня заключения контракта. Квитанция об оплате, сделанная после оформления у нотариуса, недействительна, так как не может считаться наличным платежом.
